Providing New Homes

By working in partnership with Cardiff County Council and the Welsh Assembly Government, we are constantly developing new homes.

We provide homes in a range of different areas and settings – from traditional communities such as Splott and Adamsdown to areas of new development such as Cardiff Bay.

We build the full range of homes needed in a city such as Cardiff including family housing (from 2 to 6 bedrooms), older persons housing, disabled persons housing, a wide range of flats and apartments for single people and couples and supported housing for people with special needs.

We also provide housing for sale at low cost - so, if you thought owning your home was out of your reach in Cardiff – think again.

First-time buyers and others will be able to get onto the property ladder by paying around 70 per cent of the open market value of the property with our low cost home ownership schemes (LCHO).

Purchasers have to fund around 70 per cent of the full sale prices through either a mortgage or mortgage and deposit combined. We then provide a loan for the remaining percentage with nothing to be repaid until the property is sold.

The buyers will own their apartments outright and can pay off the loan after three years if they wish, but are not obliged to pay it back until they sell when it is calculated as a percentage of the sale price.

Would-be buyers will need to fit certain criteria to be eligible, including income – these apartments are for people who want to own their own home but cannot afford to do so in Cardiff’s expensive property market.

All our homes are built to high modern standards. Through our tenants' survey questionnaire we found that the majority of tenants expressed satisfaction with their homes.

Over the last few years, Cardiff has seen a shift in the provision of housing from houses to apartments. The apartment blocks in and around the city centre and bay areas are expensive. We have tried to ensure that there is a balance to these developments, with a range of schemes that are designed to meet particular community needs. The Hannah Street and Lloyd George Avenue schemes are both examples of housing from the Butetown community. Likewise, the St. Mary Street, Aquila, Cardiff Bay and Galleon Way, Cardiff Bay schemes are for people on modest incomes working in the city centre (amongst others) and are good examples of CCHA providing housing choice for a wide range of circumstances.

Regenerating Your Community

As a community based housing association, we firmly believe that housing and community development must go hand in hand for the benefit of our tenants, the wider community and, indeed, the organisation itself.

In recent years we have continued to spend on rehabilitation and improvement and to invest in our existing stock in the areas of greatest need.

Some of our older properties are nearing the end of their lives and often require major repairs or complete demolition and rebuilding.
