Very urgent repairs are repairs that have a consequence for your protection, safety and security.

They are:

• Complete loss of heating system (Oct-Apr)
• Loss of water supply
• No hot water
• Property insecure following a break-in or vandalism
• Glazing where danger exists
• Complete failure of electrical system
• Serious leak from heating/plumbing system
• Serious leak through the roof structure
• Blocked toilet (we may charge for this job)
• Blocked sewer (not gully or manhole)
• Complete lighting failure
• Failure of communal lighting
• Danger to occupants, such as unsafe chimney, flooring etc.
• Lift breakdown
• Removal of racist graffitti

If the repair is complicated, it will be made safe until the long-term repair can be organised.
