New Property Repairs

If you live in a new property, or one that has been recently modernised, at first we will not be directly responsible for any repairs that may be needed. Those responsible are the builders who did the work on your home and they must do the repairs for a set period (usually six months or one year) after completion of the contract. This is called the Defects Liability Period.

If you need a repair during this period, contact us in the usual way. We will contact the builders on your behalf and instruct them to do the work. All the builders we use are good companies and you should not have any undue difficulties. But, if there are any problems, do not hesitate to contact our maintenance staff.

At the end of the Defects Liability Period we will make a full inspection of your property to make sure there are no maintenance problems. If repairs need doing, the builders will be instructed to do them. During this inspection, if you feel that any items need looking at, please point them out. Finally, once the Defects Liability Period is completed, we will do any repairs that may then arise.
